There is a moment in almost every real estate transaction where excitement starts to fully set in for buyers. The boxes are packed. Utilities are being transferred. Closing day is around the corner. Everyone is mentally moving into the home already.
Then comes the final walk-through.
Some buyers think the walk-through is just a quick formality before signing papers. In reality, it is one of the most important steps in the entire home buying process.
Recently, I was at a final walk-through with buyers purchasing a beautiful home here in the Bryan-College Station area. Everything looked wonderful. The home was clean, repairs had been completed, and the property looked ready for move-in.
Until we tested the garage door.
No matter what we tried, the overhead garage door would not stay closed. It would close all the way… then immediately reverse and open back up again.
Now imagine if my buyers had discovered that after closing.
A garage that will not stay shut is not just inconvenient. It is also a security concern, especially when buyers are preparing to move belongings into the home within the next few days.
Because we were doing a proper final walk-through before closing, we were able to catch the issue early. I immediately contacted the listing agent, and while the seller was unaware of the problem, they agreed to pay for a service call to address it.
Most importantly, my buyers felt more comfortable moving forward with closing because they knew the issue was being handled appropriately.
That is exactly why final walk-throughs matter.
A final walk-through typically happens shortly before closing — often within 24 to 48 hours before signing paperwork.
The purpose is to confirm that:
It is not another home inspection, but it is the buyer’s last opportunity to verify everything looks right before ownership officially transfers.
During a final walk-through, I encourage buyers to slow down and test the things they may normally overlook.

Sometimes issues are small. Sometimes they are bigger. But either way, it is much easier to address concerns before closing than after.
As REALTORS®, part of our job is helping protect our buyers throughout the process — not just getting them to the closing table.
A final walk-through provides peace of mind. It gives buyers one last chance to make sure the home they are purchasing is the same home they agreed to buy.
Most walk-throughs go smoothly. But every now and then, something unexpected pops up:
Catching these issues early can prevent stress, unexpected expenses, and difficult conversations after closing.
Buying a home is a huge investment, and the final walk-through is one of the last opportunities buyers have to protect that investment before the keys officially change hands.
Even when a home looks perfect at first glance, it is always worth taking the time to carefully check everything one more time.
Sometimes the smallest details end up mattering the most.
